This roof is in close proximity to the beach. Which means they have extremely deteriorated pitch pans and metal flashings from rust. The roof also had a wood deck so every time it leaked the tenants had a new stain on the ceiling. Once these asphalt roofs start to age they lose elasticity and crack. New cracks were continuing to open up and cause new leaks. With a monolithic roof system in place the roof is now leak free.

In Weston, you have harsh UV’s and also those afternoon showers. This is a tough environment for any roof. The roofs installed on these buildings were only 12 years old. They had 80% granule loss. The granule is installed on a modified membrane to hide the asphalt materials from the sun. The granule is inorganic and the asphalt is organic. Once the organic materials are exposed to UV they degrade quickly, accelerating the aging of the roof. Luckily the association had a proactive mentality and chose to install a waterproofing system to extend the life of their existing roofs.

The outlet mall was experiencing minor leaks and wanted to stop having to deal with upset tenants. We provided a waterproofing solution to revitalize the single-ply membrane. Single-ply membranes if left without a maintenance coating will completely deteriorate under the harsh UV. They will split and crack leaving only a reroof as an option.
